At the heart of Arbor

Arbor Sherwood is BHC’s newest community and its first foray into retirement living, but its innovative financial model and considered design are already distinguishing it as a sought-after alternative to traditional retirement villages.

For BHC CEO Rebecca Oelkers, the company’s strong not-for-profit values were at the heart of why Arbor was created.

“We wanted to open the door to more older Australians who are seeking quality retirement living,” she said.

“BHC has a long history of working to empower and transform lives through secure, affordable housing, and we could see the tremendous value retirement villages offer older Australians in terms of social connection, support and security.

“But we also felt there was a genuine lack of choice when it came to accessing and paying for retirement living.”

“For many people, a traditional retirement village just didn’t suit their current financial situation, which often led them to stay in large, high-maintenance homes for too long, until they had an urgent health need, and likely had to move away from the suburbs they had spent their entire lives in.

“We knew that as a not-for-profit, we had the power to create a more diverse choice of financial options while still offering a high-quality built product and lifestyle.”

Arbor Sherwood offers three unique contract modules so that customers can select their preferred apartment and then choose how they want to pay for it.

Depending on the contract option, a brand new one bedroom plus study apartment at Arbor Sherwood could be purchased for $155,000, $257,500 or $355,000 upfront.

It’s not a one-size-fits-all approach – some people would prefer to pay less upfront, balanced by a weekly accommodation fee, which can be partially offset by rent assistance, while others might choose to pay the full price upfront with no weekly accommodation fee, or a mid-ground between the two,” said Ms Oelkers.

“Our residents have the flexibility and control to make the best decision for their individual financial situation.”

All three options – including the full-price Module 3 – offer entry prices that sit below the median residential pricing in the area, unlike many retirement villages where prices can match or exceed it.

Lower entry prices and a unique range of contract modules are at the core of BHC’s commitment to making retirement living more accessible, while delivering all the benefits of life in a brand new, purpose-built community.

Arbor Sherwood is architecturally designed with retirement in mind, with all apartments featuring premium finishes and future-proofed features such as wide hallways and doorways, step-free surfaces and 24-hour emergency alarm systems.

Vibrant community spaces, including a lounge, library, wellness area, community garden and alfresco barbeque area, foster relaxed, social living, and Arbor’s residents benefit from staff support, a range of optional services and a thriving activities calendar.

“With Arbor Sherwood, we endeavoured to create a community our residents would be proud of – where the apartments and facilities are built to a high standard, the staff are exceptional and residents feel supported and at home,” Ms Oelkers said.

“It’s all about making retirement living a reality for more older Australians without having to compromise on quality.”
